What we use AI for
- Transcription. Andrew dictates his observations on site. AI tools turn that dictation into text.
- Drafting. AI tools help turn Andrew's own notes, dictation and photographs into draft report wording in our standard format.
What AI does not do
- It does not inspect the property.
- It does not decide condition ratings, repair costs, the need for further investigation, or any other professional judgement. These are Andrew's own.
- It does not issue reports. Every report is reviewed, edited and signed by Andrew Parker AssocRICS MCIOB, who is professionally responsible for its content.
Your data
We use these tools only with your express consent, which we ask for separately when you sign our terms online. Your instruction details, Andrew's notes and photographs of the property are then processed by these tools for this purpose only. We keep a register of the AI systems we use, their purpose, the data involved and our controls, in line with the RICS professional standard Responsible use of artificial intelligence in surveying practice. Your choices
- Opt out. Tell us before the inspection if you do not want AI tools used. We will prepare your report without them, which may take up to 3 additional working days.
- Ask for details. On request, we will explain in writing which AI systems we use, their limitations and the controls we apply.
- Question it. If you are unhappy about how AI was used on your report, you can raise it through our complaints procedure.
